A luxury residential project in Sydney’s heritage heart offers residents an idyllic harbourside lifestyle.
Wake up in The Rocks. Savour the harbour view. Grab a coffee downstairs. Stroll past the Opera House to the Botanic Garden and back. Repeat.
It sounds like the morning schedule of an idyllic Sydney holiday, but this is precisely the sort of picture-postcard lifestyle that awaits residents of The Harrington, a luxurious low-rise collection of homes in the heritage heart of the central business district.
Made up of 58 residences including penthouses, sub-penthouses, apartments and terrace homes, the project from developers Hannas and Golden Age offers decadent finishes and a boutique scale missing from many off-the-plan CBD projects.
Weeks from completion, the fjmt-designed residences embrace a timeless aesthetic with a palette inspired by the historic precinct, including bronze, terracotta and sandstone. A concierge service will cater to residents’ needs.
Dennis Vertzayias, director and partner at Laver Residential Projects, says the project delivers what downsizers want.

The Rocks is awash with casual and fine dining options, upmarket boutiques and eclectic markets. For culture lovers, the Museum of Contemporary Art, Opera House and Art Gallery of NSW are all within easy walking distance.

“Quite a lot of downsizers move into these little precincts where they might have two restaurants to choose from,” he says. “Being here gives you a world-class choice of restaurants, amenities and shopping.”
The final 10 homes have now been released for sale. The Gloucester Terraces are glamorous new double-storey homes with individual street addresses. For the heritage-listed Baker Terraces, fjmt oversaw a meticulous restoration within the original structure, including theatrical ceilings and striking contemporary details.
Two-bedroom terraces (103-127 square metres internally and 18-19 externally) are priced between $3.65 million and $4.19 million. Three-bedroom terraces (130-188 square metres internally, 36 externally) are $4.85 million to $6.75 million.
The remaining penthouses boast spectacular harbour views, enormous indoor and outdoor living spaces – up to 480 square metres in total – and parking for up to five cars. These ultra-premium residences are each expected to fetch more than $30 million. The three-bedroom apartments are priced from $6.25 million.
An oversized residents’ terrace above with a bar and kitchen provides a space to unwind or entertain against the breathtaking backdrop of the harbour.
“The owners can come up here and enjoy an afternoon cocktail, watch the fireworks on New Year’s Eve or have dinner catered for them,” Vertzayias says.

“Cambridge Lane, the vibrant courtyard in the centre of the development, ties the collection together with its landscaped al fresco dining, sandstone stairs and collection of boutique dining and retail opportunities,” Hanna says.
“We have reinstated The Rocks’ original winding pathways for an open space filled with light and opportunities to explore the precinct and beyond.”
The project has presented a rare opportunity to create something new within the historic neighbourhood, he says. “I’d like to think it is tomorrow’s heritage.”
